Woodside Mill Live Deal Case Study

Adaptive redevelopment of an historic MILL

Adaptive redevelopment of an historic MILL

Take a beautiful historic cotton mill built in 1903 and turn it into stunning loft apartments.

Original construction on the five story building, known as Woodside Cotton Mill, began in 1903 and it was expanded numerous times over an approximately ten-year period. When completed in 1913 the Mill was the largest cotton mill under one roof in the nation. After cotton mills in the U.S. faded from existence with the advent of international trade, the building was used by various renters of commercial space until it was closed in 2006.

Redevelopment of the Mill will convert its interior space to include 303 beautiful loft apartments, with between 4.5m and 6m high ceilings that will allow for loft spaces and 2nd floors in the apartments themselves. Amenities will include a banquet area, conference rooms, theatre/media room, a 24 hour fitness centre, rental storage space, games room, wine cellar and wine tasting room, management offices and a small commercial sector.

The exterior and the land will be upgraded with a dramatic swimming pool and lounge-deck, a water-feature lake, eco-centric attractive landscaping, surface parking and a solar array on the expansive concrete roof, which when combined with LEED certification, the building will become a stellar example of "green" preservation and redevelopment in the USA.

Purchased for $4,5million in 2017, the Infiniti and USA team completed all the pre-development work during 2018. While we were processing this workload with the intent to develop the project ourselves, we had 4 developers bidding for the project. It reached a point where taking a profit made sense and we sold the shovel-ready project in February 2019 for $9,5million.
